When the numbers need explaining

A substantial cost deserves
a clear explanation.

Service charges can put pressure on profitability and cash flow. We help turn concerns into a clear, supported commercial discussion.

An increase alone does not establish an overpayment. Your lease, records and circumstances determine the position.

Rising budgets

Significant increases without a clear explanation.

Unexpected bills

Balancing charges or major works you did not anticipate.

Unclear allocations

Shared costs with an uncertain basis for your share.

Missing evidence

Difficulty obtaining invoices, records or explanations.

Our service

Six areas.
One clear picture.

From the provisions in your lease to the evidence behind individual costs, we examine what you are paying and why.

01

Lease provisions

How the charges relate to the service charge provisions and services described in your lease. We identify points needing clarification or specialist legal interpretation.

02

Budgets, accounts & reconciliations

Increases, movements between cost categories, discrepancies and year-end adjustments. We compare available records across years.

03

Cost allocation

How shared costs are apportioned to your premises, including relevant service areas and the treatment of vacant units. We examine the basis used and the evidence behind it.

04

Works & expenditure

Repairs, replacements and improvements, including potential betterment. We investigate whether the basis for charging your business is supported.

05

Supporting information

Schedules, invoices and explanations behind the charges. We identify evidence gaps and help request the information needed.

06

Reserve & sinking funds

Where relevant, contributions, their stated purpose, balances and expenditure, considered in the context of your lease.

Records may include maintenance, cleaning, lighting, heating and air conditioning, waste collection, security, staffing, management fees and insurance. The treatment of each item depends on your lease and circumstances.

How we work

A clear route from concern to action.

01 / DISCOVERY

Understand the position

We begin with your lease, available records and main concerns. Together, we establish the review scope and identify where further information is needed.

WHAT YOU GETA defined review scope
02 / FINDINGS

Review and explain

We explain the findings in plain English, distinguish supported concerns from evidence gaps and recommend practical next steps. Where possible, we quantify potential adjustments or overpayments.

WHAT YOU GETClear findings & next steps
03 / FURTHER SUPPORT

Represent and negotiate

Where agreed, we prepare the commercial case and act on your behalf. We seek appropriate explanations, corrections, recovery of evidenced overpayments and clearer future charging arrangements.

WHAT YOU GETSupported landlord discussions

The scope of further support is agreed with you. Negotiation and specialist services are not automatically included in an initial review.

More than potential savings

From uncertain costs
to informed action.

Better visibility, accurate charging and stronger budget control. Any adjustment or recovery depends on the evidence and your lease.

Your questions

Before we begin.

Clear expectations from the outset.

Can you negotiate with our landlord on our behalf?

Yes. Where appointed, we support discussions and negotiations with your landlord or managing agent, using the review findings to seek an appropriate resolution.

Can you recover charges we have already paid?

Where the evidence supports an overpayment, we can help pursue an appropriate correction or recovery. The position depends on the lease, records and circumstances; recovery is not guaranteed.

What if we do not have all the records?

We can discuss an initial review using the information you already hold and identify what further documentation would be useful.

Will this damage our relationship with the landlord?

We take a constructive approach, presenting clear concerns and seeking a workable resolution. We aim to maintain productive relationships while representing your commercial interests.

How much does the service cost?

We agree the scope and fee arrangements before work begins. Further investigation, negotiation and specialist involvement are agreed separately where needed.

Does ATP provide legal advice?

Our role is commercial review and negotiation support. Where specialist legal interpretation or formal proceedings are required, appropriate legal advice is needed and any specialist involvement is agreed separately.
